Welcome

We are so glad you’ve chosen to live in Arbor. Our community is under development and each month we will send out a newsletter via email to update residents on what’s going on in the neighborhood, or remind you about rules, and share information. Statements

Semi-annual assessment statements have been mailed via USPS this week. Payments are due January 1st, late after January 31, 2026.  Payments can be submitted online via the link below:

Holiday Decorating Contest

We are excited to introduce the first annual holiday decorating contest!  Participation is easy, no registration is required. Unleash your creativity and spread holiday cheer throughout the community by decorating your home.  Gift cards will be awarded to the top five best decorated homes.  The judges will cast their votes the week of December 14th, and winners will be announced before Christmas.  The community looks forward to enjoying the festive displays.

Holiday Office Hours

Happy Holidays, we wish you the most wonderful holiday with your friends and family! The Brighton office will be closed the following dates:

Christmas — Thursday, December 25th & Friday, December 26th
New Year’s — Thursday, January 1st & Friday, January 2nd, 2026

Christmas Tree Disposal

Republic Services offers free Christmas tree pickup January 2 through 17. Remove all decorations, including lights, ornaments, tinsel, stands, and any flocking. Trees over six feet must be cut into four-foot sections. Place trees curbside on your regular collection day.

Snow Removal

Snow is just around the corner.  Make sure snow from your driveway and sidewalk is not shoveled into the streets, as this can impede traffic flow and obstruct drainage systems.  Instead, shovel snow onto your lawn where it can gradually melt.

Motorized Vehicles

Motorized vehicles, bicycles, and e-scooters are strictly prohibited in all HOA common areas. If you witness violations, promptly contact the Caldwell Police Department at 208-454-7531 to report the incident.

Idaho restricts motorized vehicles on sidewalks to protect pedestrians, except for authorized devices. Motorcyclists must follow licensing, equipment, insurance, and safety regulations.  Below are links to Idaho Laws pertaining to sidewalks and motorized vehicles, including motorcycles.
