July 2025 Community Newsletter

August 1, 2025

Welcome

We are so glad you’ve chosen to live in Arbor. Our community is under development and each month we will send out a newsletter via email to update residents on what’s going on in the neighborhood, or remind you about rules, and share information. Please reach out to Kristen Lyons should you have any questions.

Important Pool Reminders

  • Food is not allowed in the pool.  Recently, cherry pits and stems and other food debris were observed floating in the pool.
  • Band-Aids – please remove and dispose of before entering the pool.
  • Recent incidents at the community pools have negatively impacted the family experience of members.  Kids hurling furniture into the water and using offensive language. Members do have the authority to expel those who act irresponsibly. Parents and caregivers please chat with your children about proper pool conduct. Security cameras monitor the area, and footage is scrutinized after incidents. Identified offenders risk losing their pool privileges.
  • Vaping is strictly prohibited within the pool premises. Adhering to the established rules is greatly appreciated by your neighbors.  Vaping at the pool is a cause for revoking pool privileges.
  • Residents are urged to promptly report any biological incidents observed at the pool to our office at 208-378-4000. Immediate notification ensures timely remedial action. For emergencies after hours, contact 208-989-5944.

Parking Reminders

Street parking is an ongoing issue in the community. The garage in your home is to be used for parking automobiles first before storage or anything else. Please make sure you are using the garage for parking before using the driveway. Street parking is only allowed if the garage and driveway are full of automobiles. If you observe a pedestrian or vehicle safety hazard created by cars parked on the street, please call Caldwell Code Enforcement at (208) 454-7531 or submit a report online via the link below.

Caldwell Code Compliance

Pedestrian Safety

It’s the season for more fun outdoor activities.  Parents and caregivers, help your youngsters understand the importance of bicycle and street crossing safety.  Motorists, reduce your speed while driving in the community and be vigilant of youngsters biking, walking and playing.

Lawn Maintenance

During a recent community inspection, many yards with significant weed growth were noted.  Maintaining your lawn is not only required, but also a neighborly duty, as weeds like dandelions spread easily to adjoining properties.

Garbage Totes

We are receiving consistent complaints about garbage totes left at the curb or stored against homes. Totes should be placed at the curb the evening prior to collection then retrieved the same day. To maintain aesthetic standards, totes must be concealed from view, stored behind a fence or within a garage.

Pet Reminder

When strolling with your furry companion, dogs must be leashed to prevent unwelcome interactions with others while adhering to leash laws. As responsible pet owners, it’s your responsibility to clean up after them.  Nobody wants to step on an unpleasant mess in the community’s common areas.

Events

If you’re interested in organizing an event for the community, please reach out to Kristen Lyons.

  • September 13 – Fall Garage Sale
