September 2025 Community Newsletter

September 22, 2025

Welcome

We are so glad you’ve chosen to live in Arbor. Our community is under development and each month we will send out a newsletter via email to update residents on what’s going on in the neighborhood, or remind you about rules, and share information. Please reach out to Kristen Lyons should you have any questions.

Pumpkin Trailer

Don’t forget to come out to the clubhouse on Wednesday, October 1st, from 6-8:30pm to purchase pumpkins from the local Helms Family Farm. Idaho Mini Donuts will be joining the festivities offering freshly-made sweet treats.

Irrigation End Date

The irrigation season is coming to a close.  The City of Caldwell will shut down irrigation on October 6th.  Don’t forget to schedule your sprinkler blowouts.

Fall Lawn Care Tips

Fighting weeds is a year-round battle, so don’t forget fall weed control. It’ll give you a jump on a healthier lawn in the spring. While weeds are working hard on their top growth in the summer, in fall they’re storing energy in their root system, which means they’re more susceptible to herbicide applications.

Zap them now, and it will be harder for them to send their roots deeper into the ground.  Applying weed killer in the fall will get rid of many perennial broadleaf weeds like dandelions, clover, thistle, etc.

Community Movie Night

Kudos to Josephine Saponar for volunteering her time and talents organizing the first ever community movie night!  Residents enjoyed a movie, popcorn and treats under the stars.  Thank you, Josephine!

Holiday Lighting

The holiday season is around the corner!  We are already seeing companies advertise their holiday lighting services, attracting homeowners with early installation discounts and extra savings for those willing to display promotional yard signs.  A reminder, both services being offered to homeowners violate the community guidelines below:

  • Holiday decorations may be installed 30 days prior to the holiday and must be removed within 30 days after the holiday.
  • No yard signs are permitted.

Daylight Hours

Fall is here and it’s getting dark earlier.  Please ensure your home’s exterior lights are on from dusk till dawn. Illuminated surroundings enhance community safety and deter opportunistic crime.

Parking Reminders

Street parking is an ongoing issue in the community. Your garage is to be used for parking automobiles first before storage or anything else. Cars are to be parked in the garage first, before using the driveway. Street parking is only allowed if the garage and driveway are full of automobiles. If you observe a pedestrian or vehicle safety hazard created by cars parked on the street, please call Caldwell Code Enforcement at (208) 454-7531 or submit a report online via the link below.

Caldwell Code Compliance

Garbage Totes

We are receiving consistent complaints about garbage totes left at the curb or stored against homes. Totes should be placed at the curb the evening prior to collection then retrieved the same day. To maintain aesthetic standards, totes must be concealed from view, stored behind a fence or within a garage.

Pet Reminder

When strolling with your furry companion, dogs must be leashed to prevent unwelcome interactions with others while adhering to leash laws. As responsible pet owners, it’s your responsibility to clean up after them.  Nobody wants to step on an unpleasant mess in the community’s common areas.

Events

If you’re interested in organizing an event for the community, please reach out to Kristen Lyons.
